Residential Tenant

The first step to a successful tenancy is finding a property through a reputable letting agent.

One of our friendly and experienced team will accompany you to view properties where appropriate.

Once you find a property that suits you, you will be asked, by the Landlord, to take up appropriate references and a check on payment history if you have previously rented a property.

If pets are kept we reserve the right to take an additional deposit in respect of any damage caused by the pets, refundable at the end of the tenancy should no damage have occurred. Please note carpet cleaning is standard and will be expected to be carried out at the end of your tenancy. Fumigation will be necessary when pets are allowed.

A dilapidations deposit equivalent to one and half times the monthly rent is payable on the commencement of the tenancy and will held by a custodial scheme named The Deposit Protection Scheme.

Insurance of the fabric of the building (and Landlords contents where the property is furnished) is the responsibility of the Landlord, the tenant should consider taking out insurance for their own belongings as they will not be covered in the Landlords insurance. Further information can be obtained from our office.

During the tenancy (if managed by ourselves) we will need occasional access for routine management visits which we carry out on behalf of the Landlord.  We will also require access should any maintenance or repairs, that may have been requested by you as the tenant, need to be carried out.  We will always contact you to arrange a mutually convenient time.

PLEASE NOTE THAT THE TENANCY AGREEMENT IS A LEGALLY BINDING DOCUMENT COMMITTING BOTH THE LANDLORD
AND THE TENANT TO THE TERMS CONTAINED THEREIN FOR THE DURATION OF THE SAID PERIOD.

Tenant Fees

In 2013, the Competition and Markets Authority issued guidance on the requirements for property ads to include full information about letting agent fees, including those that are variable and optional.  These rules are now incorporated into the consumer Rights Act 2015.  Our fee structure is as follows.

Administration fee £240.00 (inclusive of VAT) You will need to provide a driving licence corresponding where you live together with a current up to date passport.
Guarantor fee £55.00 (inclusive of VAT) This is in case you have a need for a guarantee
Check-in Fee £60.00-£160.00 (depending on the size of the property) An inventory clerk will go through the inventory with you on the day you move in
Pet Deposit The equivalent of 2 months rent Please refer to our deposit holding arrangement.
Early release fee (if agreed) £240.00 (inclusive of VAT) In special circumstances where both parties agree.
Overpaid rent fee £30.00 Refunding overpaid rent via internet.
Payment by credit card 1.5%
Check-out £65.00 – 180.00 (depending on the size of the property) An external inventory clerk will go through the inventory to assess any damage.
