We act for both resident and non-resident Landlords and offer a comprehensive management service, ensuring day to day supervision of the property is undertaken.
We work alongside many high-profile corporate companies, liaising with their relocation departments or directly assisting with suitable rental accommodation for permanent and expat employees.

Residential Tenant
The first step to a successful tenancy is finding a property through a reputable letting agent.
One of our friendly and experienced team will accompany you to view properties where appropriate.
Once you find a property that suits you, you will be asked, by the Landlord, to take up appropriate references and a check on payment history if you have previously rented a property.
If pets are kept we reserve the right to take an additional rental amount to cover for this and would like to advise that carpet cleaning is standard and will be expected to be carried out at the end of your tenancy. We would ask to fumigate where necessary when pets are allowed.
A dilapidations deposit equivalent to one and half times the monthly rent is payable on the commencement of the tenancy and will held by a custodial scheme named The Deposit Protection Scheme.
Insurance of the fabric of the building (and Landlords contents where the property is furnished) is the responsibility of the Landlord, the tenant should consider taking out insurance for their own belongings as they will not be covered in the Landlords insurance. Further information can be obtained from our office.
During the tenancy (if managed by ourselves) we will need occasional access for routine management visits which we carry out on behalf of the Landlord. We will also require access should any maintenance or repairs, that may have been requested by you as the tenant, need to be carried out. We will always contact you to arrange a mutually convenient time.
PLEASE NOTE THAT THE TENANCY AGREEMENT IS A LEGALLY BINDING DOCUMENT COMMITTING BOTH THE LANDLORD
AND THE TENANT TO THE TERMS CONTAINED THEREIN FOR THE DURATION OF THE SAID PERIOD.
Tenant Fees
The Tenant Fees Act 2019 comes into effect from 1st June 2019. Our fee structure with permitted payments & charges is as follows.

Landlord Fees
In the Autumn budget 2016 the goverment announced a ban on Landlords and Agents charging fees to Tenants. On the 12 February 2019, the bill recieved Royal Assent and will be enforced from 1st June 2019. In compliance with the Tenant Fees Act 2019 requirements for property ads to include full information about letting agent fees, including those that are variable and optional. Our fee structure is as follows.
